FAQs

To view one of our apartments you can either select your chosen available apartment via our availability page here and book viewing through there or contact studentproperties@urban-creation.com.

For busy periods we recommend booking your accommodation immediately as they get let out extremely quickly.

We are also offering virtual tours due to the recent pandemic. For more information please speak to us about this.

  • To book one of our properties, check it is still available by clicking here. (All reservations are on a first come, first served basis). You can then select your chosen apartment and reserve your apartment via our portal.
  • Alternatively, you can request a reservation form by contacting studentproperties@urban-creation.com.

When receiving your reservation form, we will need the following:

  • Completed reservation form and payment of £200 holding deposit– Within 48 hours of agreement to let the apartment.
  • Signing of electronic tenancy agreement– Within 7 working days of this being sent to you. Once you have signed the tenancy agreement, you are liable for the rent responsibility for your tenancy.
  • Tenancy deposit– which equates to four weeks’ worth of rent to be receive within 7 working days of the tenancy agreement being signed.

If these timescales are not met and/ or a booking is a cancelled before the tenancy agreement has been signed, then we (Urban Creation) reserve the right to refund any monies paid (less reasonable costs such as arranging viewings and preparing documentation) and the room will be re-let elsewhere.During August and peak season, we would require the tenancy agreement to be signed and tenancy deposit to be paid within 48 hours.

Yes. To reserve your chosen apartment, we require a £200 holding deposit to secure your let.

When you have secured your reservation with us, we will require both a signed tenancy agreement and tenancy deposit which equals to four weeks’ worth of rent. This will be registered into the tenancy deposit protection scheme for the duration of your tenancy.

*Please note the initial £200 holding deposit will be used to cover part of the tenancy deposit and will therefore be deducted off the final amount.

*In the case of cancellation before signing the tenancy agreement, there will be a deduction from the holding deposit to cover administration and documentation costs.

** We will never provide/ request payment details via email. Our account name should always be a company name which is the same as your landlord on tenancy agreement. The bank details should always match the details we provided on WhatsApp/ WeChat/ Tenancy Agreement.

Should there be any doubts, please contact us by phone or any other secondary communication method before making payment. Please check with your bank to make sure our bank details matches with the company name. **

We understand that there is a lot of uncertainty at the moment and that it can be difficult to plan ahead. However, in order for an apartment to be given sufficient time to be re let, should a booking be cancelled, we have had to introduce certain timescales that we require bookings to be made in.

When booking an apartment with us, we will need the following:

*Cancellation due to visa being rejected: If your visa application is being rejected and cannot come and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it and we will cancel the booking and refund the money to you.

For the 21/22 academic year, if travel is prohibited from your country of origin or here in the UK, or the university or institution you are attending is closed (it does not apply to courses remaining online) within 3 weeks of your tenancy start date, then we will provide a rent refund from the start of the university term until the restrictions are lifted.

In order for us to process the refund, we will need to see written confirmation of travel restrictions and/or a letter from the relevant university/institution

All utility bills such as gas, electricity, water, WIFI and TV licence are included within your rent price.

Council Tax however, is the tenant’s responsibility, however for full time students you should be exempt for the duration of your official course period. We will register your student status with Bristol Council for you as soon as you move in, the council may contact you directly by post/ email for student certificates in order to confirm the exemption. Outside your official course period, you are still liable for council tax for the signed tenancy period.

You will also receive contents insurance covered by Endsleigh when you sign up to one of our tenancy agreements.

We understand students have a limited budget so Endsleigh have launched brand new, unique student insurance options. They have been designed to cover the risks that you may encounter whilst living in student accommodation and away from home.

Tenancy cannot be cancelled or shortened within the initial fixed term after tenancy agreement has been signed.

If a booking is cancelled after the tenancy agreement has been signed, there will be a £250 administrative cost for changing tenancy.

You will be liable for the for the rent until a new tenant has been found to take over the tenancy.

You can move in anytime after the tenancy start date. However it is always good to let us know your estimated move in date.

All of our apartments include ovens with hobs, fridge, sink and ample storage for all of your pots and pans. You will need to provide your own pots, pans, cutlery and utensils.

All of our bedrooms include a standard UK double bed (135 x 190 cm), however you will need to bring your own bedding and mattress protector. 

All of our properties include a smart HD TV in each of them with TV licence included.

All of our apartments are move in ready. We provide desks, storage space, double beds and sofas for the living area. Where able, we also provide dining tables if space allows.

We have an on hand maintenance team to help with any issues you may have. You can

contact our office by phone or email during office hours (Monday – Friday 9am -5pm,

excluding bank holiday), and we can also arrange a visit from our maintenance team.

For any emergencies out of office hours, you can contact our external security team BSPM   on 0845 301 4130 for support. However call out charges may be applied.

There is bike storage in all our of student properties, therefore you do not need to keep your bike in your apartment. Please make sure you have a bike lock to secure your bike.page13image5770288

  • All of our properties are so well located that you do not need to bring a car. With excellenttransport links to the rest of the City and the University itself and an array of thing close by,you will have everything you need on your doorstep.
  • Train stations including Clifton Down railway that takes you the main Bristol Temple Meads station are also close.
  1. We offer washing and drying machines in all of our properties. Some apartments have these in their rooms, whilst others have communal laundry rooms.• You will need to check each specific property to find out which yours has.

All of our properties include recycling facilities on site.

We understand from time to time that you will want friends or family to stay. However, we normally allow up to 2 days for these visits and guests are not allowed their own keys. It is always good to let us know when you have guests staying.

We have a strict no smoking policy in all of our properties.

There will be a smoking penalty if evidence of smoking or tampering with smoke detector in the apartment is found.

It is your responsibility to ensure you keep your room to a clean and tidy standard.

We do run regular management visits which normally occur every 6-8 weeks to ensure the rooms are being maintained to a good standard.

We will however provide notice for these checks.
