10 HENRY STREET, BATH SECURES OFFICE PRE-LETTING TO COGNISESS

Savills and joint agents CSquared Real Estate, on behalf of Urban Creation, have agreed a pre-letting with tech firm Cognisess at 10 Henry Street, Bath.

The building underwent speculative refurbishment at a cost of £500,000 to provide state-of-the-art workspace. It offers one of the highest specification offices in Bath with exposed services and with new VRF air conditioning, LED lighting, mechanical fresh air ventilation and WCs / shower provision.

Cognisess, a technology company that provides a market-leading software platform for HR and recruitment, agreed a new six year lease on the building which offers 4,128 sq ft of Grade A open plan office space across Lower Ground, Ground and 1st Floors.

Chris Butt, CEO of Cognisess says “10 Henry St will be an incredible location and office for us as we return to a more collaborative and networked space to work from; made possible by the high standards and forwarding thinking designs from the team at Urban Creation.”

Harry Allen, Associate Director in the office agency team at Savills Bristol, says: “The speculative investment programme in the building has paid dividends, especially as construction started during ‘Lockdown 2.0’ in Autumn last year. It shows the developing market trend of a ‘flight to quality’ as office tenants seek to provide the best working environment for their staff.”

Behind the refurbishment is Bristol- based property developer, Urban Creation who specialise in the refurbishment of period properties. Jonathan Brecknell, Managing Director comments: “We had confidence in the office market due to the City’s supply dynamic and backdrop of a strong local economy and SME base. The construction programme was not without its challenges given the nature of a Grade II listed building within a World Heritage City but we are pleased to have completed a best in class refurbishment coupled with a pre-letting at a premium headline rent”.
